Managing leases
Leases define the agreement between you and a tenant: which unit, for how long, and at what rent. This guide covers how to work with leases in Nyumba Zetu.Where to find leases
- Sign in to the app.
- In the sidebar, click Leases (under the main app group).
- You’ll see a list of all leases. Use filters or search if available to find a specific lease or unit.
Creating a new lease
Enter lease details
Fill in at least:
- Unit – Select or create the unit being rented.
- Tenant / resident – Select the tenant (or create a new resident first).
- Start date and End date – Lease period.
- Rent amount – Recurring rent (and frequency if applicable).
- Any other required fields (e.g. deposit, billing cycle).
If you don’t see Units or Residents in the form, create the unit and tenant first from Units and Residents in the sidebar, then return to create the lease.
Editing a lease
- Open Leases and click the lease you want to edit.
- Update the fields (e.g. end date, rent amount).
- Save. Changes are reflected in invoices and reports according to your app’s rules.
Ending a lease (move-out)
- Either set the End date to the move-out date and save, or use a dedicated End lease / Move-out action if your app provides one.
- After the lease ends, the unit can be assigned to a new lease.
Units
Units are the physical spaces you rent (apartments, rooms, etc.). They are usually managed in a Units or similar area and linked to leases.- Create a unit with name/code, property, and any relevant details.
- When creating a lease, select the unit. One unit typically has one active lease at a time.
Recurring rent and invoices
After a lease is created, you can:- Create invoices – From Finance → Invoices, create rent (or other) invoices and link them to the tenant/lease.
- Recurring charges – If your app supports recurring charges, set up rent to generate automatically each period.
