Overview
This page gives you a quick tour of the main areas of Nyumba Zetu. What you see in the sidebar depends on your role and permissions.Home
Home (profile) is your landing page after sign-in. It often shows a summary of your properties or key metrics. Use the sidebar to move between sections.Leases and units
- Leases – Create and manage lease agreements: unit, tenant, start/end dates, rent amount, and terms. You may see Leases under the main app group or under Lease (with sub-items like Recurring charges).
- Units – Manage physical units (apartments, rooms) and link them to leases.
Residents (tenants)
- Residents – List of tenants and their contact details, linked to leases and units.
- Applications – Lease applications from prospective tenants; approve and then create a lease and resident.
- Security deposits – Track and release tenant security deposits.
Finance
Under Finance you’ll find:- Receivables – Invoices (create and send rent or other invoices), Payments (record incoming payments and allocate to invoices), Adjustments (credit notes, debit notes, write-offs), Recurring invoices and Recurring charges (scheduled rent and fees).
- Payables – Expenses (outgoing payments), Payments (outgoing), Vendors (suppliers and payees).
Reports
Reports (or Report) provides financial and operational reports, for example:- Revenue and expense reports
- Trial balance and general ledger
- Tenant or landlord statements
Documents and templates
- Documents – Generated documents (e.g. from templates) and file storage.
- Docs (or Templates) – Template library and wizards to generate documents.
- Letter composer – Draft and send letters with letterhead and signatures.
- Ad-hoc documents – Quick branded PDFs (e.g. invoices, quotes, receipts).
Settings
Settings (or Config settings) lets admins configure organization-wide options, lookups, and integrations. Availability depends on your role. See Settings for an overview.Tenant portal
Tenants can use the tenant portal to:- View statements and documents
- Submit requests (e.g. maintenance)
- Pay rent (if enabled)
- Update profile and meter readings where applicable
Operations and people
- Service requests – Maintenance and service requests from tenants or staff; track status and assignment.
- Utilities / Smart meters (IoT) – Utility readings and billing (e.g. water, electricity).
- Landlords / Owners / Management contracts – Property owners and owner statements.
