# TPS compliance and ownership

> Notices, contract default state, compliance jobs, ownership progress and certificates.

A TPS contract has obligations a rental lease does not: formal notices at defined stages, a
recorded default state, and — at the end — an ownership transfer that has to be evidenced.

## Compliance

### Notices

**Compliance → Notices** holds the formal notices issued to beneficiaries: what was issued, to
whom, when, and on what basis.

Notices are the evidentiary spine of the scheme. If a contract eventually goes to default or
repossession, the notice history is what shows the beneficiary was told, at each stage, what was
happening and what they could do about it.

  Never treat a notice as an internal record. It is a communication with legal weight — check the
  beneficiary's contact details on the resident record before issuing, and confirm delivery in the
  [Delivery Tracker](/guides/communications).

### Contract default state

**Compliance → Contract Default State** shows where each contract sits against the scheme's default
criteria. It is a state, not a status: a contract can be approaching default, at default
threshold, or formally defaulted, and each stage has different obligations.

Use it to:

* find contracts about to cross a threshold, while intervention is still possible;
* confirm that every formally defaulted contract has the notice history to support it;
* reconcile the population of defaulted contracts against the at-risk list.

### Compliance jobs

**Compliance → Compliance Jobs** shows the runs that evaluate contracts against the criteria and
update their default state. Each run reports what it examined and what it changed.

If a contract's default state looks stale, check whether the job has run for the period before
assuming the contract data is wrong.

## Ownership

### Progress

**Ownership → Progress** tracks how far each beneficiary is toward owning their unit: principal
paid to date against the original net loan, remaining balance, and position against schedule.

This is the number beneficiaries care about most, and the one they most often ask about. It is
worth being able to explain it precisely: principal paid — not total paid — is what moves ownership,
because interest, fees and escrow do not reduce the purchase balance.

### Certificates

**Ownership → Certificates** holds the certificates issued when a contract completes.

    Generated from the contract's data, so names, unit identifiers and dates come from the record
    rather than being retyped.

  <Step title="Set the contract to Completed">
    The lease status moves to **Completed** — the TPS end state. See the

  <Step title="Retain the evidence">
    The certificate, the final statement and the notice history together are the record of a
    completed transfer.

## Default and repossession

Where a contract cannot be recovered, the path runs default → repossession, with each step
evidenced by the notice history and the recorded default state.

## Reviewing the scheme
